It’s a good year to snatch up some luxury real estate.

According to ONE Sotheby’s International Realty’s year-end report, 2017 will be a buyers market thanks to an abundance of luxury options available. Sellers are expected to reduce their prices, particularly in the $1 million to $5 million range.

That is thanks in part to the end of the election season and an increase in consumer confidence, said Anthony Graziano, senior managing director for Integra Realty Resources — Miami/Palm Beach, which produced the report.
south florida movers“I think a lot of people delayed purchasing decisions, waiting to see what was going to happen in the economy and the election and everything else,” Graziano said.

In 2016, Miami-Dade County had 36 percent more single-family homes available in the $1 to $5 million range than in 2012, according to the report. The number of single-family homes in that range was up nearly 25 percent in 2015 over 2012, while prices were lower by 3.5 percent.

“Most of that product tends to be on the waterfront, and as a result, the waterfront pricing took a hit because there is more inventory,” Graziano said.

Miami-Dade prices for non-waterfront properties, both single-family homes and condos, rose in 2016 by 9 percent, he said.

This year, the majority of Miami-Dade single-home sales are expected to be in the under-$1 million market, the report said, forcing sellers for higher-priced homes to bring down their prices.

After 2018, Sotheby’s predicts a shift in new units to Miami Beach, Sunny Isles and Hollywood Beach, followed by a smaller number of boutique units in South Beach, Miami Beach and Surfside.

Also incentivizing buyers this year is the specter of higher interest rates, which are expected to increase twice in 2017.

“If interest rates are continuing to go up and the market senses that, that’s going to bring people up from the sidelines to buy at this price and lock in my interest rate for five to six years,” Graziano said.

In the condo sector, a slowdown of buyers from Latin America is expected to continue, while domestic buyers and those from Canada and Europe are expected to increase.

“Remarkably, the Miami brand continues to sell worldwide, and long-term trends indicate no reversal in Miami’s fortune as the dominant gateway city along with NYC and San Francisco,” the report said.

Still, the overall condo market is expected to remain choppy. The loss of Latin American buyers will drop waterfront condo prices by another 5 to 8 percent. Non-waterfront condos are expected to drop their prices by 3 percent, making it a good time to buy a resale condo in Miami.

But new units are projected to maintain or increase prices.

If interest rates are continuing to go up and the market senses that, that’s going to bring people up from the sidelines to buy at this price and lock in my interest rate for five to six years.

In Broward County, the single-family-home market is expected to continue its growth from 2016. Broward homes, in large part because of their value, are priced 30 to 50 percent less expensive than comparable homes in Miami-Dade, the report said.

The condo market will benefit from an influx in domestic retirees that will snatch up properties in Broward, instead of Miami-Dade, because the dollar stretches farther, Graziano said.

“People make housing choices and say, ‘You know what? I’m going to go here,’ ” Graziano said. “They don’t have to move to Miami. For them, this is their retirement home, so more people are looking at Broward as an alternative.”

A positive economy — Florida was one of four states in 2016 with 3 percent employment gains — is likely to drive the region to a successful 2017, the report predicts.

“I personally think 2017 is going to be a better overall year [than 2016]” Graziano said.

My first move was from college back to my parents. In order to graduate, I had to do an internship at my old hometown station and work as a news producer. I spent three months there before I moved again.

My second move was to my first big girl job in Alabama. In Alabama, I had the chance to really focus on my blog. I was posting 2 times a day, every day of the week. My blog was flourishing with new content.

When the opportunity arose to move back to Texas, I jumped for it. This meant after 8 long months in the south, I was packing all my things together to trek back to my home state.

After 10 months in my beloved townhome, I am now moving AGAIN. This time to a more permanent living situation. I am buying a house in the same city I live in now, making my moving distance tiny compared to the last three moves. I am so excited to settle in and become a pack rat, plus my sisters are moving in with me in the summer.

Because I am making such a huge step in my life, I want to include you all in the process. If you have any questions about moving or buying your first home, please leave a comment. I plan to write a few more posts on my experience, and I want to answer as many questions as possible.

6 WEEKS OUT

PURGE: My favorite thing to do before a move is purge. I go to every room and create a trash, donate and keep pile. Once I am done with the piles, I revisit the keep pile and scrutinize my decision for keeping each item. I usually get rid of all of my excess junk with this method.

RESEARCH: This is the perfect time to find out what services you need to use for your move. For example, I do not need movers or a rental van, but I do need to hire carpet cleaners. I use online review sites to determine who I narrow down my options, and then I reach out to the company’s to get a quote.

TIME OFF: I always request time off from work as early as possible to ensure I will have time dedicated to my move! Six weeks out usually guarantees that I have my time.

4 WEEKS OUT

CHANGE ADDRESS: Refer to the infographic above to see a list of things you need to change your address for (and pin for a later move). I also have to change addresses for all of my blogging things like affiliate accounts and sponsored posts accounts. Be sure to think of all the special things you do that will need an address change.

EAT IT ALL: I always write down everything I have in my fridge, freezer and pantry and make a meal plan focusing on the items in the refrigerator. This keeps me from having to waste space on food!

START PACKING: I always start packing early because I am too nervous to wait til last minute. I start with the least used rooms first, and then I make my way to the least used cabinets, and so on. Plus, I always take a photo of each room, so I will know how I decorated for the new house. Also, I create a binder that lists everything in each box, so nothing will get lost (I even take photos of the boxes).

SCHEDULE MOVERS: After you have done your research, it is time to decide on a moving company. I normally use UHaul with my family as the movers, but everyone does it a different way. Just make sure you have your decision and your plan set in stone.

3 WEEKS OUT

UTILITIES: Refer to the infographic on which utilities you need to make plans for. Remember, this should be adjusted to your lifestyle – just remember to turn off the ones in your current home!

SCHOOL: This is the time to make adjustments and call on your children’s new school. I personally do not have a lot of experience with this because I am not a mother, but three weeks gives you enough time to get everything in order.

PETS AND PLANTS: Make a plan for how your want to transport your pets and plants. In the past, I have loaded up Schmidt in my car because he is good on the road, and I have put my plants in the passenger seat floor. In this next move, I just have to go down the road, so it will be incredibly simple!

2 WEEKS OUT

SCHEDULE SERVICES: If you are using any other service besides moving, this is the prime time to make an appointment. I will be scheduling a carpet cleaning at this time, and if you are getting new furniture, make sure you will be at the new home when the delivery is made.

PACK IT ALL: You should be living out of a few suitcases at this point. I always have a weeks worth of clothing and toiletries in a suitcase to use until I make the big move.

1 WEEK OUT

CLEAN VEHICLE: You will be using your vehicle to move, and in some cases, you will be in it for an extended period of time. This means you will want it to be clean and functional. I always take my vehicle to get the oil changed and vacuumed before a move.

CLEAN CURRENT HOME: If you are renting and want your deposit back, you need to follow the cleaning guidelines in your lease. I always replace all old bulbs and deep clean the entire place.

SETTLE ALL BILLS/SERVICES: If you owe anything or have any services that are specific to your area, get them settled now! You do not want an old problem to follow you to a new home!

DAY OF

Final walk through of your old home
Walk through of your new home
Plan all immediate home improvements (painting, etc)
Make sure all windows are locked
If you used movers, inspect all your items/report broken items

Moving can be such a daunting task, especially when you have a lot of belongings. You pack them up, the movers come get them, the movers move those items to your new home, and then you have to unpack the very things you had just packed. If there was only a better way, right? Well, until the technology for "packing robots" is developed, this is the only way in which packing is going to be done. But how about those things that the movers won't move? What do you do with those things? Most of all, what items will they not move? These are great questions because some individuals are not prepared for the answers.

What they won't move

Movers are pretty good about moving your belongings to your new home. However, there are some things you need to know before you start scrambling for the boxes and tape. Those things are what they won't move. Those things are:

o Pets - If you have pets, you need to make arrangements to move them. Hopefully you're not taping them up in boxes for the movers to move them. However, it is a federal regulation that prohibits them from being able to transport animals in their vans. That is why you must place your pet in a cage or carrier in your car and move your pet yourself.

o Flammable items - Moving companies cannot move anything flammable or combustible. o Hazardous chemicals - If you have pesticides or other items that can be considered hazardous, they are not able to move that either. Fertilizers and the such must not be placed within a moving van. This includes anything that is toxic. You must find another way to transport these items.

Not transporting these items are both for the safety of the moving companies and to protect your belongings when their inside of the moving van. It is quite understandable why you do not want flammable items in the van with your clothing and your furniture. It is also understandable why you do not want your pet in the back of the van either.
